The latest report from the Naples Area Board of Realtors (NABOR) gave a very positive look at the recent increase in closed sales in February for the entire Collier County and Naples area, not including Marco Island. This report even broke down the sales by different areas, such as North Naples, Naples Beach, Central Naples, etc. In order to get a little more defined look, there are now numbers by ZIP code. The North Naples area as defined by NABOR includes the 34109, 34110 and 34119 ZIP codes. The 34110 code, which includes such communities as Mediterra, Audubon, Pelican Strand, Dunes, Imperial Golf Estates, Delasol, Carlton Lakes, and Glen Eden to name a few, had 53 closed sales in the month of February, 2010. Of these 53, there were 22 single family homes, the most expensive of which was a 2-story, 5 bedroom, 6,725 square foot home in the Treviso subdivision in Mediterra, selling for $3,850,000. The least expensive single family home was a “handyman special” short sale in Palm River Shores which closed for $149,900. At $835,000, a unit in the Grande Phoenician in the Dunes had the highest closing price of the 31 condos sold in the 34110 ZIP code this February. Some of the communities in the 34109 ZIP code include Pelican Bay, Livingston Woods, Monterey, Pelican Marsh, Stonebridge, Mill Run, Village Walk, and Emerald Lakes. This area recorded 26 closed sales in February, seven of which were single family homes. The high and low of these were a 4 bedroom, 3.5 bath, 4,245 square foot home on 2.38 acres in Livingston Woods for $1.3 million, and a 3 bedroom, 1,547 square foot home in Village Walk at $260,000. The 19 condos were led by a 3 bedroom, 1,940 square foot unit in the Pointe at Pelican Bay which sold for $680,000. Tarpon Bay, Quail West, Olde Cypress, Saturnia Lakes, Vineyards, Island Walk, and Ibis Cove are just some of the 34119 ZIP code communities. The highest closing price for a single family home in this area this February was $2,525,000 for a 6,825 square foot home in Quail West. A 3 bedroom attached villa in the Cayman subdivision of Tarpon Bay was the highest closed sale, at $270,000, of the condos for 34119 ZIP for February, 2010…http://ChrisAndDick.com
