Naples Beach Sales in February…

The Naples Area Board of Realtors (NABOR) report released March 12, 2010 reported the surge of closed sales in Collier County (less Marco Island) that occurred this past February.  This report broke the closings by general areas, such as North Naples, East Naples, etc.  One of the areas of interest is Naples Beach, which for the NABOR release consisted of the 34102, 34103 and 34108 postal ZIP codes.  While the quantity may not be that impressive compared to North Naples, there are still some very interesting statistics to be found.   In ZIP code 34102 for instance, which includes Olde Naples, Port Royal, Aqualane Shores, Oyster Bay, Royal Harbor and Coquina Sands,  there were only 10 single family homes that closed last month, but half of them were for more than $1 million.  Far and away the leader was a 7,723 square foot, 5 bedroom home in Port Royal that went for $6,050,000!  The least expensive single family for the area was a bank owned cottage 12 blocks from the beach which closed for $155,000.  An interesting note is that the second lowest priced home (a tear-down) was also bank owned and only 5 blocks from the beach closing for $540,000.  There were also 13 condos that closed that month in the area, headed by a 1,242 square foot unit in Indies West on Gulf Shore Blvd. North, which sold for $910,000.  Most of the high-rise condos on Gulf Shore Blvd. North are in the 34103 ZIP code as are the communities of Seagate, Moorings and Park Shore.  The Brittany had the highest priced sale, $1.5 million, in February, 2010 for the area.  Of the 40 total closings, 15 were single family homes, headed by  the $1.3 million paid for a 3,000 square foot, 4 bedroom, 3 bath home in the Moorings.  Included in the last ZIP of Naples Beach, 34108, are such communities as Pelican Bay, Pelican Marsh, Vanderbilt Beach, Mercato and Naples Park.  The area recorded 16 single family home sales this past February, with a 3,946 square foot, 3 bedroom, 3.5 bath home in Barrington at Pelican Bay closing for $1.9 million.  A 19th floor condo in St. Raphael with 3,200 square feet sold for $2,400,000, the highest priced of the 24 condo closings recorded in this ZIP area…http://ChrisAndDick.com
